Black Friday is more than snagging the best deals for TVs, skincare, and that sweater you’ve been eyeing. The post-Thanksgiving shopping frenzy has now expanded into deals for homebuyers and homeowners, too. You may even be able to save thousands of dollars with some of these sales.
You’re probably aware of the specials on furniture and home decor. But you may also be able to find bargains on new homes, mortgages, building materials, home maintenance services, and so much more.
And the opportunity to save often lasts longer than just a long weekend. That gives you more time to do some research to make sure you’re really getting a deal.
“Black Friday sales have turned more into extended periods,” said Chris Beard, vice president of building products research at John Burns Research & Consulting. “So, shoppers can do their research beforehand and evaluate the deals before making an impulse purchase.”
Below are some of the types of sales homebuyers and homeowners should be on the lookout for this Black Friday, Cyber Monday, and beyond.
Black Friday promotions on new homes
New construction homes don’t typically have specific sales for Black Friday, but you may be able to find promotions in your area. That’s because the deals will vary by the builder and your region.
For example, some will offer discounted prices on certain home models and prices will vary by state. Others may offer upgrades, like free appliances and certain finishes.
Some builders with financing arms will also offer promos. They may offer to buy down mortgage interest rates, either temporarily or for the life of the loan.
Various mortgage lenders may offer to lower or cut various closing cost fees around the holidays. This may make buying or refinancing a home a little more affordable this season.
Large appliances and building materials sales Cyber Monday

Large appliances usually go on sale at different times of the year, and this time of year is generally one of those periods.
“Many manufacturers have dialed back their promotional efforts throughout the year, but still will have offers for Black Friday,” said Beard. “This year, I am also seeing deals for specialized, reduced financing for larger purchases, such as appliances.”
Many home improvement stores and other larger retailers will offer pricier appliances, such as washers, dryers, smart home devices, and refrigerators, at discounts. The prices of many smaller appliances will be cut as well.
Homeowners may also be able to snag deals on windows, doors, vanities, and more.
So, it may pay off to make a list of the items you want, do some comparison shopping, and see if you can score a deal this holiday season.
Black Friday discounts on home services
Black Friday and Cyber Monday aren’t just for physical items, like a new video game console or cheap workout equipment. You may also be able to get a deal on home maintenance and services.
This may include heating, ventilation, and air conditioning tune ups, home warranty plans, home security systems, gutter cleanings, lawn or snow removal services, and so much more.
If you need work done around your home, it may pay off to see if any local businesses are offering Black Friday or Cyber Monday specials.
How to tell if you’re really getting a deal on Black Friday
Many Black Friday deals aren’t really deals. That’s why it’s important to figure out if you’re really saving any money before whipping out your credit card. It may be wise to pause and assess whether it’s a smart purchase.
Jen Hemphill, an accredited financial counselor, suggested starting by making a list of items you are interested in. Then see if you can track prices using many of the free browser extension tools available.
It may be harder to tell if you’re saving much on new homes, services, and maintenance.
“Prices are going up and down,” said Hemphill. “Many go up right before Black Friday to seem like you’re getting a great deal when you see a sale.”
