These Are the Best Cities for First-Time Homebuyers in 2026

Buying a first home is one of the biggest financial decisions many people will ever make. Where you buy can shape not only how much you pay for a home, but also your monthly housing costs, access to schools, and future home value.

Palm Bay, Fla., is the best city in the country for first-time homebuyers in 2026, according to a new WalletHub report. Cities in the South and Southwest dominated the rankings.

“The best cities for first-time homebuyers not only are affordable both in terms of buying a house and living there afterward, but they also have a lot of housing choices as well as low crime rates and good schools,” Chip Lupo, an analyst at WalletHub, said in a statement.

The findings arrive as many prospective buyers continue to face affordability challenges. First-time homebuyers accounted for just 21% of all home purchases last year, according to the National Association of Realtors. That’s well below the historical average of about 40%.

To come up with its rankings, WalletHub compared 300 cities using 22 metrics including housing affordability, housing stock, real estate taxes, home price appreciation, crime rates, schools, and the ongoing costs of homeownership.

“Palm Bay is the best city for first-time homebuyers,” Lupo said in the statement. “It’s among the leading cities in the country when it comes to active home listings per capita and new building permits per capita. Palm Bay has the fourth-highest millennial homeownership rate and the fourth-highest home appreciation rate in the country.”

The two best states for first-time homebuyers

Arizona and Florida dominated the rankings, claiming seven of the top 10 spots. Many of the highest-ranked cities combine relatively affordable home prices with growing housing stock. This gives first-time homebuyers more homes to choose from than many expensive coastal markets.

The city of Tampa, which ranked No. 4, offers a good example of why these Sun Belt markets continue to attract first-time buyers.

“It has professional sports teams, an international airport, and there are a lot of employment opportunities,” said Cara Ameer, a real estate agent with Coldwell Banker Vanguard Realty in Ponte Verda Beach, Fla. “Properties are more affordable in the suburbs and communities that make up the greater Tampa area. There is always lots to do, which makes it appealing for first-time homebuyers.”

California, meanwhile, accounted for nine of the 10 lowest-ranked cities. That illustrated how high home prices continue to make homeownership difficult in many coastal housing markets.

The WalletHub report also underscored how dramatically the cost of homeownership can vary from one housing market to another.

Flint, Mich., had the nation’s most affordable homes relative to local incomes. Homes there were nearly 10 times more affordable than in Santa Barbara, Calif., the least affordable city in the study.

The city of Flint also posted the highest rent-to-home-price ratio, suggesting buying may provide more value there than renting compared with many other cities.

What should first-time homebuyers look for in a city?

Finding the right city is about more than purchasing the least expensive home.

Property taxes, homeowners insurance, utility bills, neighborhood safety, commute times, school quality, and future home appreciation can all influence the long-term cost of homeownership.

Housing stock also matters. Markets with more homes for sale often give first-time homebuyers more choices, more negotiating power, and more time to compare properties before making an offer.

Homebuyers should also remember that affordability isn’t determined by the purchase price alone. A low down payment mortgage, down payment assistance, and the right loan program can make buying a home possible even in markets where prices remain elevated.
