What is an FHA 203(k) Loan? A Homebuyer's Guide to Financing a Fixer-Upper

In an expensive housing market, purchasing a lower-priced fixer-upper may be very appealing to cost-conscious homebuyers.
However, navigating a mortgage for a home that may not be possible to live in, along with a renovation loan down, can be daunting. That’s where the FHA 203(k) loan comes in.
These loans, which are insured by the Federal Housing Administration, help homebuyers purchase and renovate their home using just one mortgage. Homeowners can also refinance their existing mortgages into a new loan that can also be used for home improvements.
“This allows borrowers to finance everything at once with one loan, as opposed to taking out a loan to purchase a property and then obtaining a separate loan or paying cash for the cost of renovations or repairs,” said David Nelson, a senior loan consultant at New American Funding. He’s based in Champaign, Ill.
“It allows buyers to look beyond turnkey homes and build equity through renovation,” he said.
What is an FHA 203(k) Loan?
An FHA 203(k) loan is a mortgage that can be used for both the purchase of a home and its renovation.
There are two types of FHA 203(k) rehab loans: Standard and Limited.
Standard 203(k) loans can be used for homes with major structural repairs. This could be building an addition to your home or fixing a foundation.
There isn’t an upper limit on how much a repair can cost. However, the combined cost of the renovation and the home itself can’t be more than the FHA mortgage limit for that area. In 2026, this ranges from $541,287 in lower-cost-of-living locales to $1,249,125 in higher-cost-of-living ones.
Standard 203(k) loans also require the use of an approved U.S. Housing and Urban Development consultant to oversee it. Projects must also be completed within 12 months.
Limited 203(k) loans are best for smaller, cosmetic repairs, like a bathroom update or new flooring.
They come with a rehabilitation cost limit of $75,000. If the project costs any more than that, you’ll need to use a standard 203(k) instead. You don’t need a consultant for a limited 203(k) loan, but any work must be done within nine months.
“Many of the improvements are completed shortly after closing,” said Stephen Moye, a San Diego-based sales manager at New American Funding. “So, buyers can enjoy the home they envisioned from the beginning instead of living with projects for years.”
Requirements for an FHA 203(k) Loan

Since FHA 203(k) loans are backed by the government, they come with many of the same requirements as other FHA loans.
FHA 203(k) loan qualifications include buyers having a minimum credit score of between 500 and 580 and a debt-to-income ratio (DTI) no higher than 57%. (DTI is how much debt you have compared to the amount of your debt.)
Buyers with credit scores of at least 580 may be able to qualify for a down payment as low as 3.5%. FHA mortgage insurance premiums are also required.
The home must also be your primary residence.
Additionally, FHA 203(k) loan rules require the use of a licensed and lender-approved contractor for the renovations and repairs. No do-it-yourself makeovers are allowed.
All improvements must be permanent. For Standard 203(k) loans, they must be overseen by an FHA-approved consultant.
The advantages and disadvantages of FHA 203(k) Loans
An FHA 203(k) loan may be a smart way to fund a fixer-upper without having to refinance multiple times over the years.
Since the mortgage is backed by the FHA, it has lower down payment and more flexible credit score requirements, too.
The disadvantages of an FHA 203(k) is the loan process can take longer. That may make the offer less competitive to sellers.
“Since renovation funds are part of the loan, there are additional steps before closing, more coordination between the lender and contractor, and in some cases a longer escrow period,” said Moye.
Each home is different, and for a buyer who doesn’t mind a fixer upper, a 203(k) loan might be a good choice.
