I am disappointed that we were sold a loan that we could never get, as the Jumbo loan requirement increased by 5% in 2025 for all States but 2. Per my conversation today, it was incorrectly explained to me it was the county (Cocke) and not the entire US that increased the loan amount. I was very surprised to hear that my rate was now going from 7.126% to 7.5%. Nowhere on the paperwork does it state this loan is a Jumbo Loan nor was I told. I requested a conventional loan but was not told the difference from a conformist loan to a Jumbo loan. Nether was I contacted within the 30 days to see if I wanted to lock in the interest rate. If it had been explained that the Jumbo Loan would not be an option in 2025 and the rate would go up go to 7.5%, I would have locked in the rate. I was told however, that the investor probably wouldn’t have accepted it. Therefore, I was sold a loan that wasn’t available to me. Hopefully, I wasn’t quoted a lower rate with NAF knowing full well it would never happen. I even signed documents yesterday stating the 7.126% was the estimated rate. Why didn’t those documents reflect the new rate? It’s hard not to believe there is a bait and switch going on, as NAF had plenty of time to tell me about this situation and not 2 weeks before closing. We started this process on December 10th. I have been a customer since 2017 and purchased 3 houses with NAF. I believed that NAF was a trustworthy company. However, after today I have no trust or confidence. Hopefully, NAF will do the right thing and provide a better interest rate. I shouldn’t have to pay for the negligence of NAF. My loan offer Chris never contacted again after Jan 16th. Then, three days before closing was told that the type of loan doesn't fund property over 20 acres and our property has 20.8 acres. We had to wait to get a waiver signed, which then delayed getting the doucments out. We were suppose to get the documents on Friday Jan 31st but did not recieve them until Feb 1st, which frustrated the investor. I also talked with a cusotmer service agent and asked for a supervisor to contact me and no one ever did. This was an awful experience.

I didn't hear from my loan officer at pivotal moments in the process and when I finally did our phone call was lengthy (45 minutes) and pointless. She proceeded to talk about personal things that had nothing to do with the loan. When I would ask questions regarding my loan I did not get answers. when asked to start the process we delayed for 3 months only to have the same rate. I have unanswered emails and text messages throughout those three months.

We have SO MANY complaints about NAF. First of all, the communication was dreadful. We had to repeatedly call to get any answers to our questions and we had to get news through other people involved (i.e., the sellers' real estate agent, who should absolutely NOT have been getting updates about OUR loan before we did!), which was both frustrating and frankly embarassing for NAF. Our real estate agent said she had never encountered such unprofessionalism and that she would never work with NAF again. Our closing date was pushed back THREE times and it was never appropriately communicated to us - we found out from sellers more than once. Our purchase nearly didn't go through because there were additional documents that we were asked for at the last minute and after we had already signed, when we were already moving and nearly prevented us from having anywhere to sleep that night. That urgent, last-minute request was also made by email one hour before the end of the work week! 3 days before signing, we were told that the insurance we had sent 3 weeks prior was no good due to a mixup with the addresses, however, evidently no one had bothered to look at it until the last minute so we had to redo our whole insurance request on very short notice, which was typical in this process. Everything was asked for at the last possible moment and done at the last possible moment, which is so frustrating and beyond unpleasant as it could have prevented us from ever closing on the house if the sellers had gotten as frustrated as we did. Two days before signing, Marilyn called me and said I needed to take a class that would take "a few minutes" - it took an hour and a half with me only skimming the bare minimum!! That kind of blatant misrepresentation is why I do not trust NAF and was infuriated by the disrespect to my time because I was asked to do it immediately when I was at work and I feel its wrong to make those kinds of demands based on your inability to manage your time. It took a huge chunk of time and I felt I was lied to about the process/timing of the class (the class itself was also worthless given the timing of it). We also had to repeatedly ask NAF to fix their mistakes on our paperwork, including the morning of signing, when NAF presented paperwork with a home inspection fee on it, when we had told Marilyn and Jeff three weeks prior that we had already paid that fee and to take it off, which Marilyn did not do when we initially asked. I don't understand why that even be on there, because NAF does not supply home inspections and it makes me wonder how many people have paid those fees for a nonexistent service, which further erodes my trust in NAF as a financial institution. We also did not receive clear information on the original paperwork, ever, and repeatedly had to call to make corrections or ask questions. Major changes to the loan were made without consulting us (i.e., switching from a MDHHS loan to a different type of loan - we accepted the change, but would have preferred to have been consulted and informed at the time of the recommended changes). Also, we particularly had a lot of frustration interacting with Marilyn. She couldn't answer any questions we had, talked over us when we attempted to ask questions, and overall was a very frustrating person to talk to because her explanations were incoherent and we ended that call more annoyed and confused than when we started. So, what would have made it better? How about a basic level of competent communication about our loan and hearing directly from people at NAF instead of through people who are not even NAF clients? Also, actually listening when we ask for corrections and not urgently asking for things last minute, like you've never done a loan before and don't know what you will need. I can't imagine that your loan processer has never needed proof of where a cashier's check has come from and therefore needs to email 6 hours after the house was sold to find out where the money came from. It makes no sense to me that all of this was so last-minute from NAF when our signing date was pushed back 3 times and all our paperwork on our side was in 3 weeks prior to signing. What was NAF doing with it all that time? Why was nothing ready until the absolute last moment? I cannot think of a more frustrating experience with any business in my entire life.

COMMUNICATION COMMUNICATION COMMUNICATION. This was our second home we bought and when I tell you this home buying experience was absolutely horrible. It seemed like we had to jump hurdles just to get communication and get updated on the process. We rarely were called with updates and it was always either us calling them or our realtor who also had issues with contacting them. Whenever an issue arose we weren’t informed until we called and asked about our progress. We were also consistently sent misinformation which potentially could’ve caused us to make irrational decisions that could’ve greatly affected our family’s living situation and beyond. There was absolutely no sense of compassion, understanding or urgency for the situation at hand. Also your representative/agents need to update their contact info to reflect their current living situation because I was under the impression my agent was in California so I thought we had a timing issue only to find out at the absolute end of the entire process that we were in the same time zone and I had to bring that to their attention to even know that. I could say more but I am truly disappointed in the entire experience and it’s concerning that others may experience what me and my family did. What should’ve been a joyous and wonderful experience turned into an absolute nightmare.
