As a Licensed Realtor, I could not beg you enough to put your trust in someone else other than John Norment with New American Funding. He lost my clients their earnest money, the rental home they were living in, and their dignity by pre-approving them for an amount that was outrageous based on their debt-to-income ratio and cash on hand. I would STRONGLY suggest you do not do business with him. Find a local lender in the market you are wanting to buy in and call them. Do not fall for this guy’s lies, he will cost you a lot of money and headache and not offer to pay one cent back.

NO STARS. The MOST INCOMPETENT BROKER EVER, How this man became a branch manager is insane to even think about. He lied countless times and ignored us, gave us bad information- knowing our situation, CHANGED OUR CLOSING 5 TIMES, ASKED FOR MORE DOCUMENTS HE SHOULD HAVE HAD- AND DID NOT EVEN SUBMIT THE REST OF THE LOAN LEAVING THE SELLERS AND THEIR AGENT IRATE UNWILLING TO EVEN WORK WITH US. THIS MAN SHOULD NOT BE RESPONSIBLE FOR HELPING ANYONE FIND A HOME- HE LITERALLY HELPED US GET 4 MONTHS CLOSER TO BEING HOMELESS. INCOMPETENT. EXIT/ IN REPLY RO THE PERSON WHO CLAIMED THAT IT MUST HAVE BEEN MY MORTGAGE DENIED IT DID NOT GET DENIED. THE STATE NEVER RECEIVED HALF OF THE DOCS FROM THE BROKER IT WAS INCOMPLETE THEY COULDNT APPROVE OR DENY IT- maybe stay on top of your work or workers. Bc I got approved for a mortgage 2 days later thru someone else no problem. Im not the one who had a job to do, and completely dropped the ball to the point of leaving a family almost homeless. You should be so proud that you blame someone else for your lack of professionalism.

My loan was switched to another lender who completed the loan within two weeks. My file was with Mr. Butz for months and nothing was completed. Lost money for inspections (over $800) when sale fell through due to him not being able to get the job done. Just excuse after excuse.

I had the worst experience with James Butz and Envoy Mortgage. Our closing date was postponed three times and then our loan denied, out of spite, because my wife and I started to call the corporate HQ about their incompetence, extremely poor customer service, and rudeness. They were condescending to my wife and frequently didn’t know where our loan was in processing, who was working on it and what else was required. Our experience with Envoy ruined our summer.

Communication was non-existent. I tried repeatedly to reach Devlon by email and phone, with no response for weeks. I had to repeatedly ask for updates, as they were not offered to me. Client also advised they went 3 weeks without any communication or updates. Closing took more than 3 hours, waiting for NAF to fund the purchase, when most closings take 30 minutes. Not a good experience for the clients!

I felt in the dark information wise the whole time. Many questions or texts went unanswered or very late responses. The home after a week still has no gas hooked up even after I requested it the day of move in. Only 4k down from original offer? The home is in very poor condition and I am very astonished it passed VA inspection. I am not sure the air is breathable in the home I already got sick after staying in there for a weekend. So the communication needs to improve. Fight a little harder for your buyer, make sure appliances, furnace, water heater, actually work and that the home is healthy to live in. I feel I got a bad deal.
