The lack of communication and having to explain the Texas process to him continually was very disheartening. I believe he needs a mentor who does Texas loans to help him. I hope he obtains the skills necessary to stay in the business. The listing agent h and my broker were very disappointed.

If the Sherrill famil had returened e-mails, texts, or phone calls on a timely basis. Some were nevered acknowledged. If the sellers side would have started doing due dillagence at the time of the closing putting the Billingsley property in the sellers name more efficiently. I can not prove this but it seems to me that closing research did not start effectively until after the Everliegh property was closed. I also think the underwiters should have more training as to what is important to make decesions with., my old annalogy is being a lender with common sense rather than application takers. They knew up front that a loan of about $150,000 your minimum loan size being secured by a prooperty that valued in the $350,000. range. It appeared to me they were too concerned about the divorce of a exhusband between two, husbands that died while married to Beverly. This divorce was over 25 years ago, and he is now deceased. Being concerned about whether a vacant lot in New Mexico has Home owners dues that would affect Beverlies ability to repay her loan. This property has annual real estate taxes due of about $48.00 a year. Beverly, Terry and I met with Alisha on Monday morning of closing week, and she needed more information to present a final truth in lending document. She said sshe would need to research some of the figures and get the buyers a reasonable answer soon. We left and she never produced a set of figures to us.Waco Title did not get final closing figures until about about 4;50 p m the day before closing. The buyer did not receeive final figures until the closing. That is not acceptabe to me. Rather than starting doing due diligence at the general time of the first closing, it appeared to me that they waited until the Everligh property closed to get to work. Now the firms you represent are now asking Beverly to pay the dailey rent from the date of the Everleigh closing to the final closing. I do not have the exact figue availabe with me this morning but probably about $450.00 my opinion you that represents the lender or the lender needs to pay this or adjust the amount due. Firms that will not take care of their business that pass smell tests, should pay the consequences.

While the transaction did run into a few hiccups it wasn't anything extraordinary. Communication between the client, agent, lender, and closing attorney was non-existent. The attorney, client, and agent, were pulling together, but we were not met with any helpful communication. He would consistently send vague email responses that they were working on it. Even after the hiccup was sorted out we did not stick to another timeline and it took longer than expected. I worked with another officer within NAF around the same time this transaction started and it went very smoothly. Different loan package, but still had appropriate communication and we closed on time. Underwhelmed and disappointed would be my thoughts on this transaction.

I would call and leave him messages. And would call him 3 days in a row. And he still won't return my phone calls. So because of that closing ended up getting pushed back. Was supposed to close on the fourth didn't close till the 19th. And my client said she was very unsatisfied as well.

Bob needs to communicate better with all parties. The buyers felt like he did not do his homework and sold them on a loan they were not qualified for. He had all the documents, but didn't look at them. He changed the loan to an FHA without informing me or the listing agent. After being reassured that the change of the loan would not effect the closing date, it was delayed several times. The last closing date, he said it would closing, just to find out that it was not going to close and did not call me to let me know. My clients had to call me and let me know. The sellers were driving in from out of state and were very upset. After calling him 3 times that day, we got a clear to close, but still no call. We believe he dropped the ball on this loan.
