Review by JENSINA SHANKS for New Giger

When I was sent an email requesting my review for Jeff Giger, honestly, I was taken aback. I never imagined he would want my review, as my experience was far from a good one. However, he did send me the link, so I feel it is my duty to leave an honest and forthcoming review. Please proceed with caution. Almost from the start, I felt very defensive and combative with and towards Jeff. It was within the first handful of conversations that I noticed Jeff had a way of “mansplaining” what he does for a living and how it all works. When Jeff would talk to me, it was in a very condescending manner, one in which gave the impression he felt superior in some way, that I was beneath him, not only financially but intellectually. However, seeing that he boasted of having 20+ years of experience and this was my first time purchasing a home, I chose to give him the benefit of the doubt. Against my better judgement, and the sound advice of my realtor, I decided to move forward with contracting Jeff for my mortgage loan. That was my mistake. After submitting my offer on a home, things only seemed to get worse between Jeff and myself. For the last 4 years, I have had a bank account with an online-only company that does not have a brick-and-mortar location, nor did/do they accept/support wire transfers. When I asked Jeff how the Earnest Funds were to be paid, in finding out that my bank did not support wire transfers, Jeff provided me with the “expert” advice to switch over my online-only, pre-paid bank account to a new FDIC insured, federally accredited bank. Jeff did this with the knowledge that I was unable to wire transfer, obtain a Cashier’s Check, or write a personal check, as my bank supported none of these options. Humbly speaking, the way I understand things is when all other forms of withdrawal options are taken off the table, cash is all that’s left. So, under Jeff's advice, I had to withdraw cash from several ATMs (ATMs only allow so much to be withdrawn per transaction, similarly my bank only allowed a certain amount to be withdrawn daily), to withdraw my money and use that to open and fund the new bank account. Each one of these transactions were cash. If you have never applied for a mortgage before, the majority of lenders (the half way decent ones, anyway) will advise you to stay away from cash, as it does not leave an appropriate paper trail. Jeff advised of the exact opposite. I was advised in such a manner that created panic, anxiety, and distress. Jeff would call me, and when things were not lined up to his satisfaction (basically when potential issues would arise, seeing I didn’t have a black and white financial estate) he would urgently tell me, “I don’t think we’re going to be able to close.” This happened multiple times, under several circumstances. Before we were halfway through the allotted contract time, I dreaded his calls so much, that when he did call, my stomach would drop, and I would get sick. I would end up feeling sick because every documentation that was requested of me, I provided in an efficient and thorough manner (even proof of accounts/funds that I felt were absolutely NONE of their business, like my ex-husband’s bank statements). Still, Jeff would call and create panic within me. It is in my opinion Jeff could have and should have handled every aspect of my situation differently. My experience was so negative that I ended up contacting Jeff’s Senior Manager and directly working with him, instead. Because of the tainted and skewed advice of someone who clearly showed me he didn’t care about his client, I was almost unable to close on my mortgage. If it weren’t for my due diligence, my tenacity and drive, with no thanks to Jeff, I would be looking for a month-to-month rental right now instead of moving into my home. The only saving grace I have from this whole experience is Alberto. If it weren't for Alberto, his kindness and direction, I wouldn't have have my home.

Phone calls when things go south with full awareness of a closing going south after I was told by Jesse 3 days before closing that we were all good. Furthermore, not having the processor tell all people involved with the transaction that we aren’t closing. The lender should have called me directly. And lastly, the buyer had questions as to when to wire his funds which in my experience has always been handled by the lender. Absolutely horrible communication!

Not honest about payment totals on HELOC, payments ended up over double what I was told.

This is why I won’t refer your company. Payment kept increasing. Closing costs kept increasing. Refund we were told we were going to get went from thousands to mere hundreds. We were lied to as to what our monthly payment throughout the entire process and when notary showed up at our door our monthly payment was different from what we had agreed on, then to cover up their miscommunication/lie we’re told they hadn’t calculated escrow into the payment but when I spoke to him he told me it was already calculated. I feel we were taken advantage of. Also was told we would have a month with no payment which also turned out to be not true.

Seemed like the whole team waited until past our closing date to put our file together and submit it to chfa and when they finally submitted it, it had a lot of mistakes which were causing more and more delays, we had a 2 week+ delay that not only put us in a time crunch but made it really stressful as we didn't know if we were going to be approved for the loan until the last minute, and even when we thought we were all set, we still had to handwrite a letter stating we can't afford a hotel, hence, we couldn't keep waiting. They kept blaming their delays on holidays, as if they weren't aware of these beforehand. In the end of the day, they got the job done which is what matters but the process was bad from the beginning until the very end. Cesar wouldn't pick up our calls, Darcey wouldn't either but at least she called back. I am glad it gone done but the experience was horrible.

Honestly, we never heard from Jonathan. Hunter was our original loan officer. When he was no longer with company Jonathan and Jem took over but we were only communicating with Jem. It was a very stressful transaction and closing was delayed 2 weeks. Did not get a clear to close until the day before closing. Structural engineer wasn’t ordered or even mentioned until outside of due diligence and it just was not a smooth process. My client and Lail other parties would agree. Thanks for helping us, but there were a lot of things that could have been better. None the less we did it in the end. Thanks for the help!
