The worst service anywhere, lied to me several times about how my loan was going. to 5 months to get no where with these fabricators. hired a low ball appraiser to under appraise my home for refinance. they were so bad they returned my $550 fee. Maybe Reardon is better, but Patrillo and company total let down. I got prequalified and did not get a call back for 6 weeks to start process Total waste of time. Go with Finance of America if you want honesty and competent service.

Would take days to respond to me and my buyer and the title company and then have a remark that he is quick to respond. Disappeared for 2-3 weeks with no response, no voicemail set up, no vacation response. Called customer service to learn the 'entire team' was on vacation. yet no one informed me or the buyer or the title co of this matter so we were all left stranded with no updates or communication. Was told the manager would call me..hector gonzalez. Never received a call to this day. Only person that was responsive (and it wasnt even in her job description) was Lekeshia Cunningham who deserves a 5 star review for picking up the slack of this whole loan team. Thank you Lekeshia.

We tried to work with Italo, but it did not work out. For this reason we lost time, money, and our rate. In the future, we'll try our luck with other companies

Review by Stefanie for New Butz

Completed transaction on January 16, 2025

My loan was switched to another lender who completed the loan within two weeks. My file was with Mr. Butz for months and nothing was completed. Lost money for inspections (over $800) when sale fell through due to him not being able to get the job done. Just excuse after excuse.

When shopping for a refinance I trusted Zillow lender eRates (aka Finance of America LLC) due to their good reputation. However, my experience was awful. First, I am a regular employee with excellent credit and no special circumstances looking for a simple refinance. After taking our application Nathan dropped contact with us and deferred completely to the processor. We responded to all requests for information very quickly. In spite of this, the processor did not spend the time and effort to get our loan to closing in a timely manner. We had to frequently call and email both the processor and Nathan in order to make any progress, and it was apparent that very little effort was being made to move our loan along. Nathan was not engaged in the process and I specifically asked him to get involved several times without any result. According to his explanation (after the fact) he is responsible for new business and not for following up on loans in process. It appears that at some point in the process everyone involved at eRates realized that due to their delays our loan was not going to close before the rate lock expired. At that point we were ignored and our loan was worked on only when we repeatedly called and emailed. Each time excuses were made as to why the items were not being worked. As one example, we were asked for the details of my PRIOR employment for verification on August 26th, which I provided within one business day. However, in the beginning of November (2 months later!) we were told that closing was again delayed, this time for employment verification. I have been told that my former employer was not contacted the first time until November 2nd, and the company's employment verification number was provided. After more days, the processor said they were waiting for a response and had left voicemail but were not getting calls back. So I called myself, heard the automated message very clearly directing third parties to a website for verification, and within 2 minutes was on the phone with a representative who confirmed that all requests must go though the website. After relaying this to the processor she was able to figure out how to order the verification online. Also, it is apparent that this same online vendor is used by hundreds of major employers nationwide and this should be a basic item for a mortgage processor. They said that my employment verification was one of the many delays that was "out of their control". However if this has been done in September when the information was requested and provided it would have not been a delay to closing. The answer was that employment verification has to be done shortly before closing, but this does not make sense since only my PRIOR employment was being verified. Instead, it appears that this step was forgotten since it came up again after we were already supposedly ready to schedule closing. This is one example... there are several others. After our loan was finally ready to close (for the third time), the processor informed us that our rate lock was expired and had to be re-locked. Almost a week later and after phone calls and emails to eRates asking for help, Nathan finally replied with new rates and fees that were significantly higher than our original quote. The rates were actually higher than the current rate on our mortgage! No phone call, no apology for botching our chance to refinance at a lower rate, just pushing us to refinance at a higher rate and cost or go away. The worst part of our experience was what happened after things went sideways. After asking repeatedly for a supervisor or someone else that could help, we were finally referred to Branch Manager TXXXXX BXXXXXXX and I emailed him and asked him to call me to discuss our experience. After 4 business days Trevor returned my second email and essentially said that he was not interested in hearing me out and would not be calling me, our situation was "reviewed by management" and that "a final decision has been made", whatever that means. I am extremely disappointed with several things. First, I don't believe that we received the service and communication that we deserved. Second, the way that we were led into trusting eRates to get us a great rate and low fees, only to have them allow our rate lock to expire and then push higher rates and fees on us. Third, the lack of concern or willingness to even hear feedback on our experience.
