I’d avoid residential construction loans here. They might do ok on simple mortgages but they have a complex underwriting process for construction and their fees doubled from the initial quoted fee. They ended up costing us money and not getting the job done. Bad experience.

Review by Mr CC for New Faulkner

Completed transaction on January 29, 2026

Vik Faulkner had tried to sell his funding to a family that I performed a home inspection for. They OVERCHARGED the couple to the point they were going to lose the house purchase. Luckily , with the buyer's realtor's help she found them another company and saved the buyers many thousands of dollars to where they were able to SAVE the purchase and lower their monthly payment and closing costs tremendously . He overcharged them in fees, etc. Then ,he then tried to blame the fiasco on the customers . I would not use thus guy..... I hope that this review is not removed ......

Review by Anthony Orlando for Neal Brown

Completed transaction on January 28, 2026

This is mainly based on the client's constant feedback. Our buyers were very unhappy with Neal and expressed it to me all the time. I too found Neal not very proactive or communicative. Once the deal was under contract, he just disappeared. He came across many times as unconcerned and lackadaisical about getting the deal to close on time, even though the buyers were very stressed. Neal also undermined my expertise as an agent who has completed hundreds of transactions before, regarding terms I wrote into the contract, and decided to play Realtor to my clients, which I do not appreciate, as I never try to play loan officer. It's about supporting eachother. Overall, I do not think Neal is a bad person, and I do think this should just be a learning experience for him where he needs to be more committed to communication, being a team player, and making his clients feel like he cares.

I have purchased many homes- none have been this painful. We were asked for document after document after document- even up to the morning of what was supposed to be our closing date (closing did not happen as scheduled)! And to throw on a THIRTY THOUSAND DOLLAR BROKER FEE !!!!! If our deposit had been refundable, we would have walked away from this "deal." So, NO. I would not refer anyone to this company. The entire experience was disorganzed chaos.

Review by Susan K. Clisby for Michael Seago

Completed transaction on January 26, 2026

I feel that the lown process, cost & length of time to close was completely misrepresented by Mr. Seago. I an again requesting that a new loan officer be assigned my account. It is unlikely that I will ever do business with this company again.

I received no updates throughout the transaction, the loan officer added a buyer to the contract and extended the closing date and I was not notified. I only found out because the title company informed me And was then able to write the amendment and communicate with the sellers. The lack of communication to my clients concerning insurance needs and timelines effecrting our closing date. A little communication goes a long way in this business.

Review by James Higgins for Alex Ilich

Completed transaction on January 22, 2026

1 star. We were referred to Alex Ilich at Guild Mortgage (St. Charles, IL) and were promised a two-week closing. Instead, we got repeated verbal assurances with very little in writing, poor responsiveness, and zero follow-through. He promised to waive processing fees and later reversed that, increasing our costs. We ultimately had to escalate to upper management to get the file pushed through, and it still cost more time and money than promised. We've informed the person who referred us, and they won't be recommending Guild going forward. Proceed with caution
