Neither Scott nor Dedra gave us a sense of confidence that they understood had control of the process. They would seemingly randomly request documents and other sensitive information from us that we had either already submitted or was never actually needed from the underwriters, or was long after the time they should have asked for it (such as after the original planned closing date). We were unable to close on our original date because Scott was unaware of the NAF office closing time on Friday Dec 19, then was delayed again on the new date, costing us nearly an additional $1000 in moving charges because we had to hold the movers for extra time. Our realtor, who has been doing this for 20+ years, said frankly this was the worst experience he had ever had with a lender or loan officer and highly advised us to refinance with a difference company and never recommend NAF to others.

Zero communication led to issues with the loan and closing date. Closing date had to be extended and still was not ready on time, had to be extended again but all docs were not sent To title company and buyer was out of state by then so had to sign papers with a mobile notary and then package was delayed with shipping company. Not a pleasant experience for local title company, realtor, buyer or seller.

There was a tremendous lack of communication. My client closed six days past his closing date. I made sure to get seller credit to help this first time buyer with closing cost since he didn't have a ton of cash on hand. His closing costs were significantly more than Dylan said they would be. I think that communication would have made this transaction go so much smoother for everyone. I had started referring clients to Dylan. I will no longer be doing that.

Kevin was not clear in his instruction to our buyers. He changed their loan frim VA to FHA halfway through the process with very little explanation. He instructed the buyers not to spend large amounts of money, as expected, and then told them that paying their rent and spending money on something as simple as getting a manicure negatively affected the loan. He then resturctured it again, causing a sudstantial delay in closing that negatively effected both buyers and seller. He also took the seller concession I'd negotiated for repairs with no explanantion to me whatsoever. Not only did he not explain it but he ignored my emails asking for explanantion. I could not get in touch with him nor could our closing attorney. Ended up dealing with the underwriter to get things done. Taking their concession without explaining it to me made me look bad and caused and my buyers to question my professionalism. It also left them in a tight situation moving in. Generally not a good experience on my end.

Doris was rude at times, unfamiliar with the application process Specific requirements for approval. She was condescending and if it had not been for my determination and leg work to meet the specific requirements to get approved, I would have not received the loan. Unpleasant experience.

Ownership and solution to potentially resolve an issue would have made the experience better. Kevin was not rude. We had a nice convo/introduction and a common interest with his daughter being in the same state that my client and I reside in. The issue came from him giving misinformation then minimizing it and providing no solution for me and my client while also making excuses. I scheduled the home inspection for my client and reached out to Kevin, via phone, to verify if we needed lead and nitrate test for the Well/water since my client is VA. He answered with “no”. Fast forward to November 7 when we were supposed to close and I am being told it is not going to happen because we need lead and nitrate AND nitrite and arsenic testing (The nitrite and arsenic testing was new information. Additionally, Kevin reached out to my client for her to pay the appraiser/final inspection fee early (she said she was told it could speed things up) versus at closing with the impression that we could still close on November 7, which didn’t happen until that following Friday, November 14. I understand things happen and sometimes are out of our control. That’s not where the frustration and disappointment came from. Kevin emailed me (on Friday, November 7) a choppy transcribe of our call. Summarizing the email: He essentially said when I asked if my client’s loan required her to have lead and nitrate test done, he thought I was talking about lead paint. He continued to explain that’s why he asked me what year the house was built. He later supported his initial “no” with “I don’t think so. I think they are just making sure the well water passes inspection and is drinkable, but why wouldn’t you go ahead and test for all of the other stuff?” After the quote from our phone call, he did say his directions were messy, but he emphasized that he also said to go ahead and get it tested for those things anyway even though he doesn’t think we need them. I recognize text does not display tone so I hope this is being received in an amicable manner. Respectfully, Kevin McKinney is not a real estate agent; the same as I am not a loan officer. I am not going to explain to Kevin that when it comes to private well and septic those are add-on expenses in addition to the home inspection. I wasn’t explaining that each test is an additional $75. I wasn’t going to advise my client to pay an additional $225 on test that her loan advisor just told me she did not need. I was disappointed and very turned off when Kevin expressed that yes, he said no, but he also said it wouldn’t hurt just as a form to cover him or as he said “That was my just in case clause”. Kevin’s misinformation from his misinterpretation caused unnecessary delays as well as a bad experience. I nor my client are happy with how NAF operates. It’s not about the mistake. We all make mistakes. It’s about how it was handled sprinkled with the “that was my just in case clause… it looks like I was correct and once the company does with the email below says, we will be all right”. My expectations were more so along the lines of: when you asked if the loan required lead and nitrate test, I thought you were talking about lead paint… That was on me or I misunderstood you or I apologize for the misunderstanding… Let me see what I can do to help get this across the finish line. Instead, my client and I were met with I told you so’s that were sitting on top of I don’t know’s. NAF and its representation has revealed their hands when dealt certain cards. I am unhappy with how this transaction was handled and hope I don’t have to deal with NAF in the future. I want/need a team that when (not if) things arise in the real estate world that I have a team that’s helping each other. Not I don’t know’s and arrogant misinformed told you so’s.
