I was pre-approved at about 15% more than I expected with 20% down. After making an offer at 20% less, I had to make a down payment of 25% even though I was pre-approved for more. On top of that, there were then very stressful requests for additional unstructured supporting documentation a few days before closing, which made me have very serious doubts about getting funded with the actual program originally offered. I was also under the impression that an even larger down payment may be required
