a proactive organized process would have made this whole experience better. the lack of one point person - like a loan officer - would have made this much easier. I was left to be the one to reach Out to each department to get updates on the peocess. to Start the appraisal wasn't ordered in a timely manner. I provided the appraisal company that works in the region. they were not contacted until 2 days before the appraisal was due bacl to your team. No one on your team knew that but I called to confirm if they were working On the project . because This appraiser travels throughout se ak the delay in request resulted in a 5 week delay in appraisal . This was the 1st time the deal almost died . Then once the appraisal was ordered the team ordered the appraisal on the incorrect document When the appraisal was returned it was on the wrong doc and the team initially tried to tell me that it was going to increase the inerest rate this was overridden by management however due to the appraisal Being ordered on the wrong document the underwriter was unclear of what was being underwritten which caused additional delays as we had to prove it was a single family residence with an adu as it was shown on the previous appraisal which was probided To the team at the beginning of the process for reference once the appraisal came back the underwriter determined that it needed a desk review I had to ask several times how long that process would take and didnt get a clear answer from anyone of the team I asked if it had been scheduled and didnt Get an answer finally that was complete and approved then we moved into the delay on the title the report has been provided to the team when it was completed and they flagged a couple of the things on the report but not all when the 2 that were intially flagLeger had been cleared, the team came back with more that needed to be cleared in the future a complete list of all that needed to be addressed would have minimized the delay in this process however this took 6 weeks once the title was cleared. And we moved to close the team then asked over several days for additional updated documentation including bank statements and proof of employment that had "expired" if a wholistic list would have been provided at this point, I would have provided all documents at the same time once I provided the documents terry cox realized he had the construction contingency set up incorrectly and had to have the budget updated by the contractor causing yet another delay as the contractor had to update his docs and then resend to the apprasiser Causing yet another delay as we were now into the holidays now this was all done and Naf insisted that there are property taxes that had to be included in the loan there are no property taxes applied to this property . The Title company confirmed this though you would not agree therefore we have additional dollars in escrow that are not applicable to the sale to be understanding naf didn't ask prorior To closing for any specific documentation to Support this from title though I had flagged it several times in the first 2 rounds of the Closing disclosures that were shared with me At the end of it all we just included them to ensure we could get this closed in time i was told at the beginning of this process we could close in 30 days . Baring the seller delay of 6 weeks Naf caused significant and undo delays in this process . If I would have had another lender to work with in this process, I would habe . ovmetal Terry Cox was the worst communlocator in thmid trasnation he took over a week to respond to emails that were in his inbox first thing in the morning he lacks an attention to detail that impacts timing and had a junior staff cover his leave though uncommuniced to me and the team until days with out respinde response from him in addition he was unable to provide clear ways that the construction process will be monitored given the location (on and island) and the timing I have flagged this several times it was clear to me that I managed this project and Your team it is extremely frustrating to have to pay your team to do This work when i had to be so heavily involved in the process i hope someone in leadership reads this and follows up direcrly with me

Unfortunately we had to attempt three times to close our loan. I feel like much of the error may have been on the part of the title company (missing paperwork, incorrect/multiple dates on documents) however the loan originator did not handle the frustration well and ended up getting seemingly angry on the phone when we were having difficulty during one closing attempt. Though we shared the frustration (if not even more so) it is important to remain professional and respectful despite challenges. I will say that Nick made himself available almost 24/7 and answered emails and calls promptly...even on off hours and weekends. He was aware of how important this was for us and really did work hard to get things accomplished. Overall, I wish there was a choice between a rating of OK and Excellent, as I would have chosen that. A cleaner, more organized process between loan company and the title company would have made this process much better!

We were disappointed in the the multiple changes in our loan. Also the rate was rather high compared to other lenders and when I questioned it i felt as though i was dismissed. Other than that the process was pretty smooth. I liked that you could send all the information need through an online app. And Nick was very nice the few times I spoke with him.

Robert was great, no real problems with him. In a nutshell: Was told the Friday before our Monday closing wasnt going to happen on time and no one from Homeowners told me or the buyer, found out from title. Almost 40 days to close a conventional loan is more than enough time to prevent these delays, needing to push closing back 2 days because underwriting/processing is "too busy" is unacceptable and was the only reason I was given. Someone dropped the ball on this transaction.
