My name is Nick Bebout, and I am proud to work with the community on behalf of New American Funding. As a highly-skilled Branch Manager, NMLS #1175596, my goal is to provide the best customer service possible along with knowledgeable, unbiased advice.
I have more than 20 years of experience in the mortgage industry, with a background that includes loan processing, mortgage origination, business ownership, branch management, and team leadership. I joined New American Funding because I wanted to provide my clients and referral partners with an even broader range of mortgage products, technology, resources, and support while continuing to deliver the personalized service and hands-on guidance that have defined my career.
I entered the mortgage business in 2005 and began my career on the loan-processing side of the industry. In 2006, I started my own mortgage-processing company in San Diego, California. I later moved the company to Charlotte, North Carolina, where I expanded my responsibilities to include both processing and originating residential mortgage loans.
After relocating to Colorado in 2011, I continued processing loans for large mortgage lenders before transitioning into full-time loan origination and branch leadership. That operational background has given me a comprehensive understanding of the mortgage process, from the initial application and loan structure through underwriting, conditions, closing, and funding.
Because I have worked on both the front and back ends of mortgage transactions, I understand how underwriters evaluate credit, income, assets, employment, property eligibility, and documentation. This allows me to anticipate potential challenges, identify solutions early, and structure loans with the borrower’s complete financial picture in mind.
I work with first-time homebuyers, repeat buyers, homeowners looking to refinance, veterans, real estate investors, self-employed borrowers, and clients with unique or complicated financial circumstances. My experience includes conventional, FHA, VA, USDA, jumbo, down-payment-assistance, renovation, manufactured-home, investment-property, and alternative financing programs.
I do not believe in taking a one-size-fits-all approach to mortgage lending. I take the time to understand each client’s goals, financial situation, timeline, and long-term plans before recommending a loan strategy. My goal is to help every client understand not only which options are available, but also the advantages, costs, and potential tradeoffs associated with each option.
Clear and consistent communication is a major part of how I conduct business. I believe borrowers and their real estate agents should always understand where the loan stands, what comes next, and what may be needed to keep the transaction moving forward. From the initial consultation through closing, I work to provide timely updates, realistic expectations, and straightforward answers.
I have spent more than a decade serving homebuyers, homeowners, real estate professionals, and communities throughout Colorado. Over the years, I have built my business by developing long-term relationships, solving difficult financing challenges, and treating every client’s transaction as though it were my own.
Outside of work, I enjoy spending time with my wife, Christy, and our son, Gavin. Family is extremely important to me, and much of our free time is spent enjoying everything Colorado has to offer. We enjoy camping, traveling, spending time outdoors, riding ATVs, and creating new experiences together. I also enjoy coaching youth soccer and being involved in my son’s activities.
Those experiences are a constant reminder of why homeownership matters. A home is more than a financial investment. It is where families build traditions, celebrate milestones, and create memories. That personal perspective is one of the reasons I take so much pride in helping my clients find the right financing for the next chapter of their lives.
For me, mortgage lending is not simply about completing a transaction. It is about helping people make informed financial decisions, overcome obstacles, and confidently move toward their homeownership and investment goals. Whether you are purchasing your first home, moving into your forever home, refinancing, buying an investment property, or exploring your available options, I am here to guide you through the process from beginning to end.
Experience behind the loan. Guidance every step of the way.
