Pathway to HomeOwnership

Are you Ready?

At New American Funding, we believe that every person deserves a clear path to achieving their dream of homeownership. So, we created the Pathway to Homeownership initiative to alleviate some of your financial worries.

What is the Pathway to

Homeownership Initiative?

The Pathway to Homeownership offers qualified borrowers in select areas up to $8,000 in assistance. These funds are not a loan that needs to be repaid and are available to first-time homebuyers in designated areas.

This program can also potentially be combined with other down payment assistance programs to offer you even more support as you build the life of your dreams.

NAF Cash Can Turn You into a Cash Buyer

Interact with our map to track cash
Purchase trends across the country

With NAF Cash, you can make a competitive, true cash offer that is not contingent on financing and close in little as seven days without having to sell your current home first.

Source: This dataset combines data from Public Records and MLS transactions. The data lists the number of all-cash purchases and the total number of home purchases nationwide including the most recent five quarters of data. (Cash purchase defined when a Property Sold record does not have a Mortgage Balance.) Data coverage is limited by available MLS coverage. Certain geographies like Georgia (especially Central GA), South Dakota and Vermont were impacted by this data availability. Land sales and manufactured (MFR) home sales are excluded from the dataset.

"All of my dealings with Loyd Nitzen were AWESOME!!! He is seriously Top Notch in every way!! My loan processor, Meghann, missed giving me some significantly vital information and because of that, I was forced to take quite a bit of time to correct & fill in missing information & it's not easily accessible info I need to provide so it's taking a lot longer than I had hoped & planned on to get everything with my loan complete. I am married, but wanted to do this entire loan process independent of my husband, with the understanding that he would have to probably sign a document or 2 since we are both on the deed for our home. I made this fact very clear from the very beginning. He is/was aware of every aspect of the loan & was supportive, so there was no deception or hiding of any information regarding the loan, but I wanted to \"fix my mistake\" on my own. When it came time to sign paperwork with the notary, I was told at the last minute that I needed my husband's signature on one document before the paperwork could be processed with the title company & go to the notary so I could then sign everything. We scrambled to get that document signed & made the appt with the notary for signing. The notary comes to my house & we find out that Kevin is required to sign multiple documents which I was not made aware of at any time. It was an issue because Kevin had plans for that entire day & was scheduled to be gone until 9pm. Luckily I was able to reach him & he made it back to the house long enough to sign everything. It was disappointing & frustrating. Also, I kept asking Meghann what the timeframe was for when payments to my credit card companies would be made, as I had payment due dates quickly approaching & my finances were running tight. I couldn't get a clear answer from her, just that the title company would reach out soon. I came home one evening from errands & there was a FedEx envelope by my front door & it was addressed only to Kevin Ciula. I didn't recognize the sender so I thought it might just be a sales ad or something. He was at work & I told him about the envelope, which he asked me to open & let him know what it was about. I open the envelope to find 9 checks from a title company ranging from $28,000.00 to $460!! So many things wrong with that & I was really upset. I was not told to expect the checks. An envelope with thousands of dollars worth of checks (my money) was just sitting by my door, with no \"signature required\" action on the envelope at all. What if those had been taken?! I was not told I would be getting checks for the credit cards I was paying off with my loan & that I would have to mail all of those checks out to those companies. Some of the companies make it SUPER difficult to send them checks because they don't want to or even accept paper check payments. So I spent an entire day on my computer & phone just trying to get reliable information from all of my credit card companies in order to attempt to mail these checks. I emailed Meghann to voice my frustrations, concerns & confusion as to why I had not been told the payments to my cards was going to come in the form of a check that I would be responsible for mailing out. It was my understanding that the payments would be made electronically & I would get notification when payments were sent. Nobody uses postal mail for things nowadays since everything is faster, easier & SAFER when done electronically. I worried how & when I would get clarification from each credit card company that they'd received my payment & processed it. This part of the loan process was not covered well at all & I feel like better communication regarding a realistic timeframe for payments to reach creditors should be an automatic. Along with that, I would recommend making sure clients receive clear direction as to what their responsibilities for the entire process will be, HOW payments to creditors are made & how long they can expect for that process to take. I was told multiple times from the beginning that I would need to plan on making all of my May payments to my CC companies, but they would all be paid off by the beginning of June. It's now June 6th & those payments still have not been made. The title company is willing to do electronic payments, but Ive had to send all of my latest statements to Meghann who is sending them onto the title company. Not every CC gives the option for viewing/copying statements, so I have 1 card I'm waiting for an email of my statement to come. I'm told all statements have to be in for the title company to send electronic payments so I'm stuck waiting. I'm running out of space but there are numerous things that have occurred that I don't feel are acceptable business practices & I'm frustrated, disappointed & a little angry, to be honest. I'm assuming I have a payment due this month for my loan with your company & yet I've received nothing on that. Thank you, Kristin Ciula RN/BSN"
